CHALLENGE — in addition to the challenges of constructing a large “high-end” product in Bend Oregon, goals not customary imposed were placed on the project.
SOLUTION
- Equitable Participation – The Owner aims to award twenty-five percent (25%) of the total development cost to women and/or minority owned business enterprises (“WMBEs”), LGBTQ, persons with disabilities, and other underrepresented communities.
- Sustainability – The Project is targeting multiple sustainability certifications, including striving to achieve LEED Gold and Fitwell certification. The Project will be Net Zero-ready and will only incorporate the potential use of gas in its retail spaces; all residential units will be fully electrified. The Project is also on track to fulfill all necessary requirements for the Energy Trust of Oregon (“ETO”) path to net zero certification.
- Affordable Housing – We are currently aiming to provide affordable housing within the Project at a mix of 10%-20% of units at 60%-80% of average median income.
- Childcare Facilities – The Project on the eastern ground floor has 12 townhomes. The two northeastern townhomes are designed to be in full compliance with State in-home childcare requirements. More specifically, the units incorporate greater than 620 square feet of available common area space on the ground floor of the unit to accommodate the maximum available capacity of 12 children for certified family care.
SOLUTION
- GLI worked closely with the developer, architect and contractor to put together the best team possible of local contractors and drew for the valley as required to meet performance and equity goals.
